If an agreement is made for 1 year, both the lessor and the lessee would have to agree to register the lease at the state authority office.
Additionally, in case of registration of a house rental agreement, the lessor or the lessee would have to pay a stamp duty of 2% on annual average rent.
The stamp duty is 2% of annual average rent in Delhi on leases of a term up to 5 years, and would be different in other states.
Hence, to save the hassle of going to the registrar office and also to save on the stamp duty, usually owners prefer to go for an 11-month rental agreement that is done through a simple notary process.ย

The discomfort we have over hearing our voices in audio recordings is probably due to a mix of Physiology & Psychology.
For one, the sound from an audio recording is transmitted differently to your brain than the sound generated when you speak.
When listening to a recording of your voice, the sound travels through the air and into your ears โ whatโs referred to as โair conduction.โ The sound energy vibrates the ear drum and small ear bones.
These bones then transmit the sound vibrations to the cochlea, which stimulates nerve axons that send the auditory signal to the brain.
However, when you speak, the sound from your voice reaches the inner ear in a different way.
While some of the sound is transmitted through air conduction, much of the sound is internally conducted directly through your skull bones.
When you hear your own voice when you speak, itโs due to a blend of both external and internal conduction, and internal bone conduction appears to boost the lower frequencies.
For this reason, people generally perceive their voice as deeper and richer when they speak.
The recorded voice, in comparison, can sound thinner and higher pitched, which many find cringeworthy.
Thereโs a second reason hearing a recording of your voice can be so disconcerting.
It really is a new voice โ one that exposes a difference between your self-perception and reality.
Because your voice is unique and an important component of self-identity, this mismatch can be jarring.
weโre simply more used to hearing ourselves sound a certain way.
So if the voice in your head castigates the voice coming out of a recording device, itโs probably your inner critic overreacting โ and youโre judging yourself a bit too harshly.ย

Few people in an organization ever understand how difficult an ERP implementation is, and how a few key elements can be the difference between ERP success and ERP failure.
I have witnessed in a few companies that after few years, a company migrates from Oracle to SAP......!! Although both softwares are good, But all depends upon Perception/Requirements of Top Management !!
Listed below are some of the common mistakes that, if avoided, can greatly improve your probability of success:-
(1) First of All, Budget Allocation "MUST BE CONCISE & Approved by Management without any ambiguity.
(2) An Experienced Team should be there from All Verticals who have vision to Successful Implementation. It doesn't matter if they have prior experience of Implementation.
Rather. They must be Fundamentally strong in their Respective field wrt ERP IMPLEMENTATION FUTURE !!
(3) SELECTION OF ERP PACKAGE must be Clear , One of the Key Indicator of Success or Failure...
(4) Proper Manpower should be there since requirement of staff would increase and Proper KRA should be assigned.
(5) Deliverables should be planned in advance and shared with the Service Provider/Vendor.
(6) Period of Implementation must be put in Agreement with vendor.
(7) Proper Testing of Data & Reports must be checked from time to time.
(8) Proper Training to whole staff should be Imparted..
(9) Module Champ or Super User Must be competent enough to handle all issues post Implementation.
(10) LAST BUT NOT THE LEAST, BIGGEST KEY FACTOR FOR ERP SUCCESS is " DISCIPLINE AT ALL LEVELS OF HIERARCHY.....!!
"From Data Punching Staff To Highest Level of Approving Authority in Approval Matrix" !!

Does it get intentionally saved so it can live to tell the tale of how a mighty soap wipes out an entire population ?๐
What is really happening to that ultra-powerful one-in-1,000 germ ?๐
Science :-
A germ is a microscopic organism that could potentially make us sick, be it bacteria or viruses.
Germs can come in contact from daily objects such as our phones, banknotes, door handles, shaking hands with another person, and the list goes on.
There are sweat glands underneath our palms that produce sweat and oils that become an ideal medium for the germs to adhere nicely on our skin.
So the main objective of soap is removing the oil from our hand that will subsequently kill the germs.
Alcohol and kerosene can effectively destroy the oil, but they are quite toxic for frequent use.
Imagine if you smell like kerosene all day? This is why soaps in the hospitals and laboratories smell a bit funny because they contain alcohol.
Most soap manufacturers advertise their product capable of killing 99.9% of germs, but does it truly happen ?
One thing we know is that claiming just short of 100% avoids them from being sued, but their claim does come from lab results.
Generally, their lab tests are trustworthy, But the inside of a lab is much cleaner than the outside world.
One study demonstrated that handwashing with soap and water removes the presence of bacteria to only 8%.
This indicates that washing hands with soap still does not leave germs to 0.1% even when done in a lab.
Soap is not really killing the germs, but rather washing them away.
The remaining 0.1% may sound insignificant, But in absolute numbers,we should be considering millions of them dangerous.
So when a soap manufacturer claims that their products kill 99.9% of germs, they are technically correct but practically wrong.
Although their lab results are not entirely misleading, it is indeed a powerful marketing message !ย
What if deleting emails could save our planet?
Yes, you have read the right !
Emails are usually stored over multiple servers around the world.
Every day, The servers are stored in big data centers which consume crazy amounts of electricity which is still mostly being generated by fossil fuels which results in global carbon emissions (CO2e).
Greenpeace estimated worldwide data center power consumption for 2012 as about 382 billion kWh.
A study done by McAfee estimated that worldwide total of 62 trillion spam emails were sent in 2008 (imagine the numbers in 2021).
The average spam email causes emissions equivalent to 0.3 grams of carbon dioxide (CO2) per message.
Globally, annual spam energy use totals 33 billion kilowatt-hours (kWh). Thatโs equivalent to the electricity used in 2.4 million homes, with the same green house gas (GHG) emissions as 3.1 million passenger cars using 2 billion U.S gallons of gasoline.
Spam filtering saves 135 TWh of electricity per year. Thatโs equivalent to 13 million cars off the road.
Start deleting unwanted emails and spam & unsubscribe from unwarranted emails list.
Let me do a rough calculation for a day.
There are about 2.3 billion email users in the world. The average email size is about 75 kb.
So, imagine if everyone deletes around 10 unwanted emails (spam and non-spam), it could prevent 1,725,000 GB of data being stored in the servers around the world.
The energy used to store 1 GB of data is around 32 kWh, means generating 55.2 million kWh less electricity to power those serversย & is equivalent to 19356 tonnes of coal burnt every day to generate that amount of electricity (assuming that fossil fuels are being used).ย

Movie theaters require a large space that can sometimes take up a whole floor. Now, talking about the main reason, visitors can check other stores and shops before reaching the theatre.
While doing so, there are chances that a lot of people end up buying something too.
If they are placed close to the entrance, movie watchers will see the movie and go back home without spending any time at the mall.
Now, talking about the food court, there is one more reason that is safety. As there is a large possibility that a mishap can take place in the kitchen that may result in a fire.
Then, it becomes easy to vacate the people from the emergency gate when the kitchen is located on the top floors. Apparently, the lower floors are less prone to fire.ย

Have you ever wished that you could record your dreams and watch them later like a movie? Well, researchers in Japan are making this a reality by developing a dream-reading machine using modified MRI technology.
This ground breaking discovery could revolutionize our understanding of sleep patterns and how our brains process information during slumber.
Firstly, the participant is made to sleep in the MRI machine while their brain activity is monitored.
As they fall asleep and enter into different stages of sleep, the MRI machine captures images of their brain activity.
Their findings revealed that our brains respond similarly to visual stimuli whether we are awake or asleep.
The captured images are then fed into an artificial intelligence program that analyses them for patterns and connections. Through this analysis, scientists can determine with some accuracy what objects or activities were present in the participantโs dream.
However, there are still many limitations with this technology but, will be resolved with passage of time.
While there is still much research needed in this field before it becomes widely available or practical for commercial use, itโs exciting to think about how this technology could revolutionize how we approach dreaming.ย

No matter how long it lives, the Greatest Lion will eventually die miserably.*
At their Peak, they rule, chase other animals, catch, devour, gulp and leave their crumbs for hyenas.
But age comes fast. The old Lion can't hunt, can't kill or defend itself.
It roams and roars until it runs out of luck. It will be cornered by the hyenas, nibbled at and eaten alive by them.
They won't even let it die before it is dismembered.
They may die young from injuries they sustained while defending their Pride or they may die old, enfeebled by age.
That's the world!
Life is short. Power is ephemeral.
I have seen it in lions. I have seen it in old people. Everyone who lives long enough becomes vulnerable at some point.
Nothing is permanent in this world. Love, power, Designations, Position, youth ...
All going to diminish with time.

The moment you hear one, you literally canโt think of anything else. And that can be a powerful tool.
What color is your house?
After reading that question, what were you thinking about? The obvious answer is the color of your house.
Though this exercise may seem ordinary, it has profound implications. The question momentarily hijacked your thought process and focused it entirely on your house or apartment.
You didnโt consciously tell your brain to think about that; it just did so automatically.
Questions are powerful. Not only does hearing a question affect what our brains do in that instant, it can also shape our future behavior. And that can be a powerful principle in the workplace.
QUESTIONS ON THE MIND
Questions trigger a mental reflex known as โinstinctive elaboration.โ When a question is posed, it takes over the brainโs thought process. And when your brain is thinking about the answer to a question, it canโt contemplate anything else.
Research in neuroscience has found that the human brain can only think about one idea at a time.
So when you ask somebody a question, you force their minds to consider only your question.
As neuroscientist John Medina puts it in his book Brain Rules, โResearch shows that we canโt multitask. We are biologically incapable of processing attention-rich inputs simultaneously.โ
Likewise, Nobel Prizeโwinning economist Herbert Simon has written that human beings consciously โoperate largely in serial fashion. The more demanding the task, the more we are single-minded.โ
Behavioral scientists have also found that just asking people about their future decisions significantly influences those decisions, a phenomenon known as the โmere measurement effect.โ
In 1993, social scientists VMorwitz, E Johnson & D Schmittlein conducted a study with >40k participants revealed that simply asking someone if they were going to purchase a new car in 6 months increased their purchase rates by 35%.
INQUIRING YOUR WAY TO INFLUENCE
Imagine sipping some juice. What does it taste like? As you briefly think about lemon juice, notice the sensations occurring in your mouth. Youโll find that something totally beyond your control occurredโyou began to salivate more and you could almost taste the tartness of juice.
Want to use this principle in the workplace to advance your career? Try it next time you have to give a presentation.
If youโre discussing a feature of a product your company offers, you could ask, โIf you had this [feature], how would you use it?โ Question guides your listener in mentally digesting how (s)he might use the thing youโre talking about
When scientists used MRI, they found that questions that asked participants to disclose their opinions increased neural activity in the areas of the brain associated with reward and pleasure.ย

We are Happily married since 2003 and One of The Biggest Post Effects of Marriage is that We think on same topics at the same time on "Real Time Basis !", Quite Often !!!
Sounds Strange ? But ,Trust me, It's a fact !!
Have You ever Experienced it ?๐
Or, We are the Blessed ones only in this " THOUGHT PROCESS"!!!
But, Reasearchers say that After 25 years of marriage, Even Faces become identical to each other ๐.
But ,for Proving this Research Hypothesis, We will have to Wait for another 6 Years almost....
Now,Let's see What Reasearchers say !!
Robert Zanjonc, an American social psychologist, compared photographs of couples on their wedding day with those taken 25 years later.
His study showed that even if a husband and wife had no facial similarities at all, some 25 years later they looked surprisingly alike. Another cool fact from his survey: the more marital happiness a couple reported, the greater their increase in facial resemblance.
According to the Stanford researchers' hypothesis back in 1987, couples tend to begin looking alike because they typically "occupy the same environments, engage in the same activities, eat the same food, and mimic each otherโs emotional expressions," all of which can influence facial features.
The Guardian report Contradicted above hypothesis due to lack of evidence to support the theory & stated that facial features of couples changed over time to resemble each other.
So, Share Your Thoughts who have celebrated their 25th Marriage Anniversary ๐ย

Two rats in separate compartments, divided by a tiny door.
Water starts to flow into one of the compartments, and one of the rats begins to paddle for dear life.
Over in the other compartment, a chocolate treat has been lowered in for the second rat. Now the second rat has a decision to make - should he go eat the chocolate treat, or help open the door that would save his friend?
Amazingly, most rats choose to save their friend.
And rats who had previously been forced to swim are even more likely to go save their friend.

Empathy is the ability to understand and share the feelings of others. It can come in all forms.
Sometimes itโs emotional, we feel compassion and sad for others who are suffering.
Sometimes itโs cognitive, we understand how to see things from someone elseโs perspective. And sometimes it can even be physical, where we feel physical pain when we see someone else in pain.
In the case of the rats, those who had previously been forced to swim are more likely to try and help their friend.
This is a manifestation of empathy - the rat had experienced the displeasure of having to swim, and so how empathizes more with his friend that is being put through the same ordeal.
Empathy is a skill, and here are some ways to train it up.
Talk less, listen more. We can get so caught up in ourselves that we canโt stop talking. An empathetic person listens carefully in order to really hear what others saying.
Take a walk in the other personโs shoes. Or try to remember if you have ever been in a similar position.
If you were in their position - how would you feel?
Donโt be afraid to be vulnerable.Rather than worry about being seen as weak, taking down the walls and being vulnerable often helps you connect and relate to people,

Molson Coors, A Beverage Coโwhich owns brands like Coors Light, Miller Lite, and Blue Moonโopenly admitted it could manipulate your dreams so you and many others can collectively see visions of alcoholic beverages dancing through your head.
The brewer partnered with psychologist Deirdre Barrett to develop a film that uses audio-visual stimuli intended to generate particular images and sensations in the viewer's subconscious. Participants also listen to an 8-hour "soundscape" throughout the night as they sleep that will ostensibly trigger a version of the "ad."
The marketing speak about if Is it better to have a naturally occurring stress dream or a "fun" dream that a company just so happened to plant in your head as an advertisement?
Researchers and sleep experts are ringing alarm bells about a nascent marketing tactic: injecting advertisements into your dreams.
A trio of researchers at Harvard, MIT and the University of Montreal published an essay on dream hacking in Aeon warning that, according to a recent survey, 77% of marketers plan to use dreamtech advertising in the next 3 years.
โMultiple marketing studies are openly testing new ways to alter and drive purchasing behavior through sleep and dream hacking,โ the team writes. โThe commercial, for-profit use of dream incubation โ the presentation of stimuli before or during sleep to affect dream content โ is rapidly becoming a reality.โ
All three penned an open letter earlier that slammed advertisers trying to hack dreams. 40 other scientists signed the document. The writers also argued that the Federal Trade Commission, which regulates advertising in the US, should update rules against subliminal messages in advertising to ban dream hacking.
Its only a matter of time before tech companies that make watches, wearables, apps and other technology that monitor our sleep start to sell that data for profit.ย

Hereโs The Reason Why !
Mumbaiโs Marine Drive is Mumbaiโs most coolest place. Every Mumbaikars loves to spend time at this beautiful place. Reason Behind Four Legged Rocks at Marine Drive.
It looks serenic during the monsoon.
Tetrapods were imported to India from Australia in 1958. However, France developed it first in 1950.
There are approx 6500 tetrapods at the Marine Beach. Each tetrapod weighs around 2 tons and costs more than Rs 5000 per tetrapod.
We all know that gigantic waves hit the sea shore. These tetrapods are placed in an interlocking position. They act as a boundary which doesnโt let water go beyond a certain limit.
So when waves of high energy hit these rocks, some part of their energy is absorbed by tetrapods.
These tetrapods are quite popular in Japan.
Not many must be aware of the fact that Marine Drive is a by-product of a failed project !
Mumbaiโs Backbay reclamation project (connecting Nariman Point and Malabar Hill) was proposed in the year 1860 first, and was again started in the 1920s.
However, the project was put aside due to several wars and defective plans. Because of such issues, only 440 acres of reclaimed land was left (planned was 1500 acres), wherein military took 235 acres and 17 acres became what we call as โMarine Driveโ today.ย
